Appraisal Form 1007

Appraisal Form 1007, the Single-Family Comparable Rent Schedule, is to be used by an appraiser to estimate the market rent of a subject property. Adjustments should be made only for items of significant difference between the comparables and the subject property. Form 1007 is only to be used for conventional single-family investment properties and is to be included prepared by the appraiser as an attachment to the appraisal for the property. Market rent value is determined by analyzing three rental properties that share or bracket significant rental characteristics with the subject property, as well as information relating to the physical structure, location and lease terms of the single-family property.
