Appraisal Form 2000a

Form 2000a is a two-to-four-unit residential field review report that acts as a quality control measure to provide lenders and clients with an analysis of the accuracy of the appraisal report under review. Appraisal Form 2000a is only to be used for multi-unit dwellings with up to four units including condominiums, PUDs or cooperative developments. To complete appraisal Form 2000a, review appraisers must use the original report, their own visual inspection of the property, a neighborhood assessment and other relevant data to deliver a completed two-to-four-unit field review appraisal report.

The basic elements of a two-to-four-unit residential appraisal field review report include:

  • Exterior inspection of the subject property and comparable properties.
  • Front and street scene photographs of the subject property.
  • Photographs of each comparable property.
  • A map locating the property in question, comparables in the appraisal under review and any comparables introduced by the reviewer.
  • Appropriate certifications and limiting conditions that are Uniform Standards of Professional Appraisal Practice (USPAP) compliant.
